Fire alarm testing in Wythenshawe.

Wythenshawe is a large residential district in south Manchester, close to Wythenshawe Hospital and Manchester Airport, with a high volume of rental stock and a growing number of HMOs and shared houses. Landlords and HMO operators here need reliable fire alarm testing and certification on a predictable cycle — with one provider who can also pick up the EICR, emergency lighting and fire risk assessment when needed.

Fire alarm testing and servicing in Wythenshawe

Fire alarm testing in Wythenshawe is a legal duty, not a box-ticking exercise. If you let a house, run an HMO or manage a block here, the law expects your fire detection and alarm system to be tested and serviced on a set schedule by a competent person — and you to be able to prove it. We carry out the full range:

  • Functional testingdetectors, call points and sounders triggered and confirmed audible throughout the building.
  • Servicing and inspectioncontrol panel, batteries, wiring and standby power checked, cleaned and logged by a competent engineer.
  • Certificationa dated inspection and servicing certificate recording the result and the date the next test is due.
  • Fault diagnosisany fault set out plainly in your report, with a clear quote to put it right.
  • Design and installationthe right grade and category specified and fitted where a system is missing or no longer adequate.

We work both ends of the scale: mains-powered interlinked smoke and heat alarms in a single let or small HMO (BS 5839-6, Grade D), and full panel systems with call points, sounders and zoned detection in larger HMOs, blocks of flats and commercial premises (BS 5839-1 and BS 5839-6 Grade A).

Fire alarm is what most landlords come to us for first — but we are also NICEIC registered with qualified fire risk assessors in-house, so the same team can pick up the rest under one roof:

The standards, and how often

How often your fire alarm must be tested

The responsible person under the Regulatory Reform (Fire Safety) Order 2005 must keep fire detection and alarm equipment in good working order. Which testing regime applies depends on your system:

BS 5839-1

Commercial & communal systems

  • Weekly call-point test by the responsible person, logged in the fire logbook
  • Servicing by a competent engineer every six months — at least two visits a year
  • Communal systems also sit under the Fire Safety (England) Regulations 2022
BS 5839-6

Domestic & HMO systems

  • Grade D, Category LD3 minimum for a typical single let — interlinked alarms plus a kitchen heat alarm
  • Many HMOs need a Grade A, Category LD2 panel system
  • Tested at change of tenancy and serviced periodically

Landlords also have duties under the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022: a smoke alarm on every storey, a carbon monoxide alarm in any room with a fixed combustion appliance, and all alarms working at the start of every tenancy. On the Managed Compliance Plan we set the schedule for your specific system and never let it lapse.

Licensing

Fire alarms and your Wythenshawe HMO licence

Manchester City Council operates the mandatory HMO licence, required where a property is occupied by five or more people forming two or more households who share facilities. Your licence conditions will set out the fire detection your property must have, and your council will expect to see a current fire alarm certificate from a competent person at renewal.

Local licensing and planning rules vary by street and change over time, so we confirm exactly what applies to your property as part of the free audit rather than guess from a postcode.

Local knowledge

Fire alarms in Wythenshawe

Wythenshawe’s rental stock runs from family houses to a growing number of HMOs and shared houses, and in the older or recently converted ones the fire detection is often the weak point. A common problem in shared houses is interlinked alarms made up of different manufacturers — which voids the manufacturers’ warranties and breaches their fitting instructions, because alarms only interlink reliably within one range — along with newly converted rooms, such as loft or basement bedrooms, left with no detection covering them. Both are exactly what a BS 5839-6 inspection is there to catch, and they are the sort of thing we put right on the same visit wherever we can.

We cover the whole of Wythenshawe and the surrounding districts, including Northenden, Baguley, Sharston, Benchill, Woodhouse Park and Newall Green. If your property is within reach of our base, we will be there.

We are a family-run firm with over 20 years in the Greater Manchester rental market, rated 5.0 on Google. Same team, every visit.

Questions, answered

Fire alarm testing in Wythenshawe — your questions

It depends on the size and layout of the property. Smaller shared houses are typically covered by a Grade D1, LD2 system — mains-powered, interlinked alarms in the escape routes and higher-risk rooms with a heat detector in the kitchen. Larger or bedsit-type HMOs usually need a Grade A, LD2 or LD1 panel system with detection in the escape routes and rooms. The fire risk assessment and your licence conditions set the exact grade and category, and we confirm it as part of the free audit.
